An Act to facilitate the subdivision of building or land into parcels, the disposition of titles, and the collection of rent and for purposes connected therewith.

The ownership and administration of strata properties in Malaysia are regulated under the Strata Titles Act 1985 (Act 318). Multi-story structures or complexes that are separated into separate units, such as apartments, condos, and office buildings, are known as strata properties.
Strata titles, which are legal papers that establish individual ownership of a unit inside a strata property, are managed according to rules and regulations outlined in the Act. The Act also defines the guidelines for managing and overseeing common areas and facilities, or the parts of the strata property that all owners have access to.

- The Strata Titles (Compounding of Offenses) Regulations of 1991 provide for the compounding of Act offences, which allows a violator to avoid going to court by paying a predetermined fine.
- Strata Titles (Federal Territory of Kuala Lumpur) Regulations 1995 - These regulations are particular to strata properties in the Federal Territory of Kuala Lumpur and offer additional direction on how the Act should be applied there.
- Rules for Strata Titles (Maintenance and Management) from 2015 - The responsibilities of owners and management corporations with regard to the upkeep and administration of communal property and facilities are outlined in these regulations.
- the 2013 Strata Titles (Amendment) Act. This amendment to the Act brought about a number of changes, including the necessity for the management corporation to establish a maintenance and management account and the developer's power to keep control of the management corporation until a predetermined number of units had been sold.
